 Why Don't All Realtors Offer Rebates? Many brokerage companies will not allow it due their profits and commission splits. This is because they have high overhead costs and may have franchise rules not allowing this, or are doing business the old traditional way. We also hear it all the time. We're able to offer these rebates and discounts because we don't have the high overhead seen in other real estate offices. This seems too good to be true. Someone said it was illegal to offer rebates. Is this true? What's going on here? You hear it all the time. Real Estate agents tell you it is illegal to share commissions. Even mortgage companies and banks will tell you this, but unfortunately, it is out of ignorance or they don’t want you to know. It is Legal, the State of North Carolina and the North Carolina Real Estate Commission allows us to give money back to a principle involved in the sale. As a buyer of the home you are the principle involved. You will see the rebate on the closing statement (HUD) documented by the closing attorney and fully disclosed. Be aware, that if you are financing your purchase, your lender must approve this, and be within the percentage allowed for contributions, which includes Seller contributions. My real estate agent said, "You get what you pay for". Will you provide me with the same level of service as a traditional agent? We are traditional agents providing full service to our clients, but using the New Business Model. You get personal service from an agent who cares about your home buying experience. We provide all the SAME services a full cost broker would, but we don’t cost you anything, , other companies advertise that to represent you as a Buyer costs you nothing, when you think about it actually does cost you more to work with other real estate companies. We think that a 6% commission is way too high to sell your home. Since we don't have the typical overhead that many of the traditional real estate companies have, we are able to pass these savings onto our clients. Will Realtors Show and Sell my home even though I'm not paying 6% Commission? Yes. There is no way to tell how much you paid to get your home listed on the MLS. Regardless of whom you listed with or what you paid, your listing will look no different from any other listing on the MLS. Your listing will appear the same as all other MLS property listings. Will Realtors® show and sell my home if I am not listed with their company? Yes. The main purpose of MLS is for REALTORS® to sell each other's listings. Who Will Realtors® call for Showings? When you list your home with us, we will utilize the service of a professional showing appointment company that all Charlotte Regional Realtor Association members use to schedule showing appointments for your property. Any Realtor who wants to show your property will call the Showing Service to make the appointment to show your property. You, the Seller, will provide us with instructions for showing service on how you want your home to be shown. If a child is ill or you will be out of town on a particular day, then you would simply update the instructions with the showing service stating "No showings" on that day either by phone or on your own internet access to the service. Is there really a benefit to listing with a traditional high-commission broker? No! Keep in mind that REALTORS® in all likelihood will list your property on the same MLS system, so your listing will end up in the same place if you re-list your property with a more Traditional Real Estate Agent charging you higher commissions. Do I have to pay a Commission if my property sells because of the MLS? Yes. Any REALTOR® bringing a ready, willing and able buyer with a satisfactory contract will be due a "selling" commission of your choice. This commission must be determined by Seller when completing the Listing Agreement. This Commission is shown on the MLS. Typical commission to a Buyer's Agent would be 3%. If I find my own buyer, will I still have to pay a commission? When you sign up for our $399 Flat Fee MLS Listing package (Not the Consultative Limited Service with Flat Fee Listing or Full Service Discount Listing), you will maintain the right to sell your own home. If you find your own buyer, you will not be obligated to pay a commission on the sale. However, any fees you paid to us to get on the MLS, (i.e., the $399 MLS Discount Listing fee) is non-refundable.
Why would you use the flat fee listing service? You are smart, educated in real estate transactions, bought and sold homes before, or an investor. You prefer to be in control and have direct communication with the Buyer or Buyer’s Agent and do all the negotiating and taking the responsibility of managing the transaction yourself. You want your property listed in the local MLS so Real Estate Agents will see it, but you also want the opportunity to sell direct to a Buyer with out an agent. |
